Urban Rowhouse Series is a three-story residential prototype developed specifically for compact infill conditions where land efficiency, architectural presence and interior livability must work together. With approximately 2,160 square feet distributed vertically across three floors, the design provides the spatial characteristics of a larger home while maintaining a narrow approximately 24-foot building width suitable for tighter urban and suburban sites.
The layout takes advantage of vertical organization by assigning different functions to each level. The ground floor can accommodate the primary entrance, garage, building services and a flexible secondary space. Depending on market requirements, this room can serve as an office, guest bedroom, fitness room, studio, den or additional rental-oriented living space. Including a bathroom on this level provides further flexibility and makes the floor useful for households with changing needs.
The second level functions as the primary social floor. Kitchen, dining and living areas are combined into a spacious open environment, allowing the entire width of the building to contribute to the resident experience. Large windows at the front and rear elevations introduce natural light from both directions, while optional balconies can extend living space outdoors. A large kitchen island becomes the central organizing element and can provide preparation space, seating, storage and informal dining.
The third level contains the primary sleeping spaces. A dedicated primary bedroom suite can include a private bathroom and generous closet storage. Additional bedrooms are sized to function as children's rooms, guest bedrooms or home offices. Laundry is intentionally positioned close to bedrooms so residents do not need to move clothing between multiple floors.
A major objective of the Urban Rowhouse Series is efficient land utilization. The narrow building frontage allows more units to be positioned along a given street length than conventional detached homes. This makes the concept especially relevant for urban infill projects, redevelopment parcels, transit-oriented communities and locations where land values require higher residential density.
Structural planning is based around standardized bays and vertically aligned load paths. Repeating these conditions between units can improve framing efficiency and simplify construction documentation. Plumbing walls and mechanical systems can also be vertically aligned, minimizing unnecessary horizontal distribution and helping reduce coordination challenges.
The prototype supports both front-loaded and rear-loaded parking strategies. Where alley access exists, garages can be positioned at the rear to preserve an active pedestrian-oriented streetscape. Developments without alleys can utilize integrated front garages while architectural elements such as recessed doors, canopies, material changes and upper-story projections reduce the visual dominance of vehicular entrances.
Architectural flexibility is another important feature. Although the base concept has a contemporary urban character, developers can adapt the exterior to different neighborhood contexts. Brick may be used in historic or traditional areas, while fiber cement panels, metal cladding and larger window systems can create a more contemporary expression. Repeating facade components strategically can preserve construction efficiency while variations in color, materials and details provide individuality between units.
The three-story format also creates opportunities for rooftop outdoor areas where permitted. A roof terrace can become a significant marketing feature on sites where private ground-level yard space is limited. Roof terraces may include seating, planting areas, outdoor kitchens or shade structures depending on structural requirements and local building regulations.
Energy-conscious design strategies can be incorporated throughout the project. Shared party walls reduce exterior surface area compared with detached housing, which can improve thermal efficiency. High-quality insulation, efficient glazing, modern HVAC systems and controlled air sealing can further improve building performance. Low-flow plumbing fixtures and efficient appliances can reduce utility consumption for residents and operators.
The Urban Rowhouse Series is ultimately designed to create a strong balance between density and residential quality. Rather than treating narrow lots as a limitation, the plan uses vertical organization to create distinct functional zones and a sense of spaciousness. The result is a flexible residential prototype appropriate for rental, condominium or fee-simple townhouse developments seeking efficient land use, contemporary architecture and repeatable construction.
