Modern Courtyard BTR is a purpose-driven two-story build-to-rent townhome prototype created for developers who need an efficient, attractive and highly repeatable residential product that can be deployed across medium- and high-density rental communities. The approximately 1,840-square-foot floor plan balances comfortable resident living with disciplined construction planning, allowing the unit to deliver the characteristics renters increasingly expect while maintaining the repetition and standardization developers need for larger-scale projects.
The primary planning concept organizes the ground floor around a generous open living environment that connects the kitchen, dining area and primary living space. Instead of dividing the main level into several small rooms, the layout creates a flexible central gathering zone that can support a wide range of furniture arrangements and resident lifestyles. The kitchen can incorporate a substantial island, full-height cabinetry, modern appliances and optional pantry storage, making it suitable for both everyday living and entertaining.
One of the defining features of the prototype is its relationship with private outdoor space. A courtyard or compact private patio can be positioned directly adjacent to the primary living area, extending the usable experience of the home beyond the conditioned interior. Large glazed doors and strategically located windows can provide views into this outdoor area while increasing natural daylight inside the main living spaces. For build-to-rent communities, this private outdoor component can create meaningful differentiation from conventional apartment products while requiring significantly less land than a typical detached residence.
The second floor is organized around three bedrooms, including a dedicated primary suite. The primary bedroom can accommodate a king-size bed, side tables and additional furniture while maintaining comfortable circulation. An attached bathroom and walk-in closet provide the privacy and storage expected by long-term rental households. Two secondary bedrooms share an additional full bathroom and can function as children's bedrooms, guest rooms, offices or flexible work-from-home spaces. High-performance windows, enhanced insulation, efficient HVAC equipment, LED lighting, low-flow plumbing fixtures and energy-conscious appliance packages can be incorporated without fundamentally changing the planning concept. Garage roofs or selected roof areas may also be configured for future photovoltaic panels. EV charging infrastructure can be incorporated during initial construction, helping communities adapt to growing electric vehicle adoption.
For operators, the unit's durable and straightforward planning can contribute to easier long-term maintenance. Standardized finishes, repeated fixture selections and accessible mechanical systems reduce the number of unique components maintenance teams must manage across the development. Interior finish packages can be selected for durability while still providing the visual quality expected in professionally managed rental communities.
