Project 06
Luxury BTR Townhomes
A developer-focused residential prototype balancing architectural identity, construction efficiency and long-term marketability.

Project Overview
Designed for performance at every scale.
Built around repeatability, efficient planning and flexible architectural expression.
Luxury BTR Townhomes is a premium two-story build-to-rent residential prototype designed for communities targeting residents who want the space, privacy and quality of an upscale single-family home combined with the convenience and flexibility of professional rental housing. At approximately 2,420 square feet, the residence provides four bedrooms, three-and-a-half bathrooms, generous shared living areas, substantial storage and an attached garage.
The ground floor is designed around a large open living environment connecting the kitchen, dining area and family room. Instead of separating these activities into individual enclosed rooms, the plan creates a spacious central gathering area appropriate for families, entertaining and everyday living.
A large kitchen island becomes a focal point of the main level. Depending on the finish package, the kitchen can include stone or engineered countertops, full-height cabinetry, premium appliances, under-cabinet lighting and a dedicated walk-in pantry. These features help differentiate the residence from more conventional rental products.
Large windows and glazed doors can connect the main living area to a private rear patio or courtyard. Covered outdoor living areas can also be incorporated where climate and budget allow. These spaces expand the functional area available to residents and reinforce the single-family character of the home.
The floor plan can include a flexible ground-floor space that functions as a home office, guest suite, den or secondary living area. This flexibility has become increasingly valuable for households combining residential and professional activities within the same home.
Upstairs, the primary suite is designed as a substantial private retreat. The bedroom can accommodate a king-size bed, seating and additional furniture without compromising circulation. The attached bathroom may include a large shower, dual vanity and separate water closet, while an oversized walk-in wardrobe provides storage suitable for longer-term residents.
Three additional bedrooms provide flexibility for families, guests or working from home. Multiple bathrooms reduce morning congestion and allow larger households to use the home comfortably. A dedicated laundry room located near the bedrooms improves convenience and provides opportunities for cabinetry and linen storage.
The attached garage is an important component of the premium rental experience. A two-car configuration provides secure parking, bicycle storage and additional household storage. EV charging infrastructure can be installed during construction or the electrical system can be designed to accommodate future chargers.
Although the residence is positioned as a premium product, the underlying design remains focused on construction repetition. Structural bearing conditions can be standardized across attached units, while kitchens, bathrooms and utility spaces are arranged to maintain efficient plumbing and mechanical pathways.
Standardization does not require visual repetition. Exterior facade packages can vary through changes in siding colors, masonry, roof elements, window arrangements and entry features. This allows a community to achieve architectural diversity while maintaining a common structural and dimensional system.
The larger approximately 32-foot module provides comfortable room widths while still allowing developers to achieve greater density than conventional detached homes. Units can be arranged in pairs, small attached groups or larger townhouse rows depending on the site plan.
Landscape planning can reinforce the premium positioning of the development. Tree-lined streets, pedestrian paths, private patios, landscaped buffers and community open spaces can create a neighborhood-like environment. Larger developments may also integrate clubhouses, pools, fitness centers, dog parks and coworking areas.
Sustainability and operational efficiency can be incorporated without compromising the premium character. Advanced insulation, efficient windows, modern HVAC systems and smart controls can reduce energy consumption. Water-efficient fixtures and landscaping can reduce resource use, while photovoltaic-ready roofs allow future solar installations.
Durable finish selections can also reduce long-term operating costs. High-quality flooring, resilient countertops, standardized appliances and durable exterior materials can withstand repeated occupancy while maintaining a premium appearance.
For developers, this prototype creates an opportunity to serve a rental segment that may otherwise choose detached single-family housing. Four bedrooms, multiple bathrooms, attached parking, outdoor space and generous storage allow the residence to support longer-term households and families who need more space than a conventional apartment can provide.
Luxury BTR Townhomes ultimately combines upscale residential planning with the practical requirements of scalable development. Its repeatable structure, coordinated utilities and adaptable facade system support efficient construction, while generous interiors, private outdoor spaces and premium amenities create a strong resident experience. The result is a flexible prototype suitable for professionally managed communities seeking to position themselves at the upper end of the build-to-rent market.
