Garden Apartment Cluster is a three-story multifamily prototype designed to provide an effective balance between residential density, construction efficiency, resident comfort and long-term investment performance. The concept consists of approximately 24 apartment homes organized within a compact building footprint that can be repeated or combined with additional buildings to form larger residential communities.
The typical residence is approximately 1,280 square feet and includes two bedrooms and two bathrooms. This unit size targets an important segment of the rental market including couples, roommates, small families, remote workers and residents seeking additional flexible space. The unit layout prioritizes usable room proportions and avoids unnecessary circulation so that a high percentage of the interior square footage contributes directly to rentable living space.
Each apartment is organized around an open kitchen, dining and living environment. The kitchen can include an island or peninsula, full-height storage, modern appliances and durable countertop materials. Direct visual connections between the kitchen and living area create a sense of openness while maintaining clear functional zones.
Bedrooms are typically positioned on opposite sides of the apartment where possible, improving privacy for roommates and families. The primary bedroom can include an attached bathroom and walk-in closet, while the secondary bedroom has convenient access to an additional full bathroom. This arrangement also allows the second bedroom to function effectively as a home office or guest suite.
Private balconies and patios can be incorporated depending on site conditions, building configuration and project budget. These outdoor areas increase resident satisfaction and create opportunities for landscaping, outdoor seating and visual interaction with community open spaces.
At the building scale, circulation is designed to be straightforward and easy to understand. Repeated apartment modules are organized around centralized stairs and corridors, reducing complicated geometry that can increase construction costs and reduce net rentable efficiency. Where required, elevators can be integrated into the core without fundamentally changing the modular planning system.
The structural system is designed around repeated spans and stacked bearing conditions. This repetition is valuable during both design and construction because contractors can repeat assemblies, material quantities and installation sequences throughout the building.
Site planning is an important component of the Garden Apartment Cluster concept. Buildings can be organized around landscaped courtyards, pedestrian pathways, parking courts or community amenity spaces. Instead of treating buildings as isolated objects surrounded entirely by parking, the site can establish clear pedestrian connections between residences, open space and shared amenities.
Parking can be located along the perimeter, within smaller parking courts or beneath carports depending on market expectations and local zoning requirements. Bike parking, electric vehicle charging and pedestrian connections to nearby transit can also be incorporated as part of a broader mobility strategy.
Landscape design can significantly enhance the character of the development. Trees, pedestrian paths, seating zones and stormwater planting areas can create a residential setting that feels less institutional than conventional apartment construction. A central green or courtyard can become a shared community feature without requiring expensive enclosed amenity buildings.
The prototype also supports sustainable building strategies. Efficient HVAC systems, enhanced insulation, high-performance windows, LED lighting and low-flow plumbing fixtures can reduce operational consumption. Water-conscious landscaping and native planting can reduce irrigation requirements. Roof areas may also be evaluated for photovoltaic systems depending on project orientation and energy objectives.

Repeating appliance packages, plumbing fixtures, flooring systems and lighting products reduces replacement complexity. Maintenance teams can stock a smaller number of replacement parts, while leasing teams benefit from consistent unit layouts that are easy to market and understand.

Multiple buildings can be rotated, mirrored or arranged around different site conditions while maintaining the same fundamental unit planning and construction logic.
