Detached Rental Community is a single-story residential prototype developed for build-to-rent communities seeking to deliver the privacy and lifestyle characteristics of detached housing while maintaining the operational consistency of a professionally managed rental development.

At approximately 1,640 square feet, the residence provides three bedrooms, two bathrooms and a comfortable collection of shared living spaces without unnecessary circulation. The single-level arrangement creates broad market appeal because it can accommodate families, couples, empty nesters, residents working from home and people who simply prefer to avoid stairs.

The primary living area combines the kitchen, dining and family spaces into a connected open environment. A central kitchen island can serve as both preparation space and casual seating, while surrounding cabinetry provides substantial storage. Direct connections from the living space to a rear patio or private yard allow residents to enjoy outdoor space without moving through secondary rooms.

The primary bedroom is separated from the secondary bedrooms where possible, creating increased privacy. It can include a private bathroom with dual vanity options, shower and walk-in closet. Secondary bedrooms are sized to support children, guests or home-office functions.

One of the strongest features of the detached rental format is its relationship with private outdoor areas. Each residence can include a fenced or semi-private backyard, providing opportunities for pets, outdoor dining, children's play areas and resident gardening. This feature can differentiate the community from conventional apartments and townhomes.

The attached garage provides secure parking and additional storage. Depending on the development strategy, the garage can accommodate one or two vehicles. Driveway parking may provide additional capacity without requiring extensive shared surface lots.

From a construction perspective, the single-story configuration simplifies many aspects of the building process. Structural loads are straightforward, vertical plumbing stacks are minimized, and roof framing can be repeated across multiple homes. Standardized foundation dimensions can further increase construction efficiency.

The prototype is particularly well suited to markets where residents desire the experience of a traditional single-family home without the long-term commitment or maintenance responsibilities of ownership. Private entrances, detached walls, garages and yards provide many of the lifestyle advantages associated with ownership while professional community management can address landscaping and larger maintenance responsibilities.

Its straightforward construction, single-story accessibility, private outdoor space and repeatable building systems make it appropriate for both small neighborhood developments and larger institutional build-to-rent communities.
